Home Value Trends by ZIP Code: October 2026

This is the October 2026 edition of a new monthly report on this site: median home value trends by ZIP code in Ryan Parker's core South Florida markets. It covers Delray Beach (33444, 33445, 33483, 33484), Boca Raton (33431 through 33434, 33486, 33487, 33496), Boynton Beach (33426, 33435 through 33437), and the Pompano Beach 33060-33069 ZIP range in Broward County. Every figure is labeled with its source and reporting window, and ZIPs or metrics that could not be verified for this edition are omitted rather than estimated. This report describes what has happened in each market; it is not a forecast and makes no promise about what any individual home will sell for.

How to Read This Report

Three ZIP-level figures are tracked in this report:

  • Median sale price is the middle sale price of all closed sales in the ZIP for the reporting window, all property types combined unless the source says otherwise. The year-over-year change compares the same window with a year earlier.
  • Days on market is how long homes took to sell. Redfin reports this as a median for some ZIPs and an average for others, so each row says which one it is; a tilde means the source published a rounded figure.
  • Sale-to-list ratio is the share of list price that homes actually sold for. A ratio near 100% means sales close to asking; a ratio in the low 90s means buyers negotiated substantial discounts. Where Redfin reports a discount ("about 4% below list") instead of a ratio, this report converts it and says so.

Figures marked n/p were not published in the sources reviewed for this edition; this report prefers an honest blank over an estimate. ZIP medians blend houses, condos, and townhouses, so in condo-heavy ZIPs the median runs lower than a single-family benchmark would. All figures are snapshots from a single reporting window, not trends guaranteed to continue.

Delray Beach (33444, 33445, 33483, 33484)

Delray Beach's four ZIPs split cleanly between the east-side coastal market and the western, more condo-heavy corridors. Rows below are in ZIP order with the most recent verifiable figures:

ZIP Median sale price Year over year Days on market Sale-to-list
33444 $810,000 +20.3% ~89 (median) 95.1%
33445 $335,000 -11.8% ~79 (average) 95.3%
33483 $1,100,000 -5.4% ~104 (median) n/p
33484 $241,000 -3.5% ~88 94.3%

Source: Redfin ZIP housing-market pages and Redfin market-trends widgets in these ZIPs, researched for this edition on October 16, 2026. For 33444 and 33483, median price and days on market cover the three months ending May 2026; for 33445 and 33484, the ZIP page's median and days on market cover March 2026 (33445 reports the average). Sale-to-list ratios come from Redfin's September 2026 market-trend snapshots. A separate 30-day report for 33483 (Orchard.com) showed a similar $1,100,000 median with about 82 average days on market.

What it means for sellers: Delray's coastal ZIPs (33444, 33483) carried medians of $810,000 to $1.1 million in their windows, while the westerly ZIPs (33445, 33484), which hold large condo and 55+ communities, sat at $241,000 to $335,000. Homes sold for roughly 94% to 95% of list price across the ZIPs that published a ratio. A seller in 33444 competes in a very different market than a seller in 33484, which is why a ZIP number is a starting point, not a price.

Boca Raton (33431-33434, 33486, 33487, 33496)

Boca Raton is a wide price market, with the east-side 33432 the highest-median ZIP in this report. All seven ZIPs published verifiable median prices for this edition:

ZIP Median sale price Year over year Days on market Sale-to-list
33431 $690,000 +22.6% ~70 (median) 95.5%
33432 $1,600,000 -28.6% ~116 (average) 93.4%
33433 $480,000 +5.5% ~84 95.7%
33434 $434,000 +57.8% ~64 ~96%
33486 $842,000 +14.6% ~50 (median) 96.2%
33487 $812,000 +20.3% ~102 (median) 93.2%
33496 $1,300,000 +32.5% ~56 to 63 95.3%

Source: Redfin ZIP housing-market pages and Redfin market-trends widgets, researched October 16, 2026. Median price and days on market cover the three months ending May 2026 for 33431, 33432, 33433, 33486, and 33487; the June 2026 ZIP window for 33434; and the three months ending June 2026 for 33496 (about 63 days on the ZIP page, about 56 average days on Redfin's September 2026 widget). Sale-to-list ratios come from Redfin's market-trends widgets last updated September 2026 for 33431, 33432, 33433, and 33496; 33434's figure is Redfin's published "about 4% below list" statement converted to a ratio. Redfin's ZIP page for 33432 showed a longer window, roughly 134 average days on market for the three months ending May 2026.

What it means for sellers: Boca is three sub-markets in one report. The east side (33432) carries the highest median and the most buyer negotiation at 93.4%. The midtown band (33431, 33433, 33486) sold in roughly 50 to 84 days at 95.5% to 96.2% of list. The west side (33434, 33496) showed the sharpest year-over-year median increases. Because the spread within Boca exceeds the spread between many cities, sellers should compare against nearby streets, not the city median.

Boynton Beach (33426, 33435-33437)

Boynton Beach's four ZIPs form the most affordable cluster in this report, with medians from about $323,000 to $425,000 in their respective windows:

ZIP Median sale price Year over year Days on market Sale-to-list
33426 $323,000 -5.6% ~73 96.2%
33435 $324,000 -6.0% ~102 93.7%
33436 $425,000 +1.1% ~92 95.7%
33437 $405,000 ~flat (-0.04%) ~81 95.7%

Source: Redfin ZIP housing-market pages and Redfin market-trends widgets, researched October 16, 2026. Windows: January 2026 monthly for 33426 (median and days on market); the three months ending May 2026 for 33435; the ZIP page window cached in August 2026 for 33436; and the ZIP window as of August 2026 for 33437. Sale-to-list ratios are from Redfin's September 2026 market-trend snapshots.

What it means for sellers: The coastal 33435 ZIP showed the longest days on market and the lowest sale-to-list ratio in the group, while the inland ZIPs (33436, 33437) were closer to balanced. Every Boynton ZIP sits in a market where buyers negotiate, so a realistic starting price and clean presentation beat a high list price followed by a reduction.

Pompano Beach and the 33060s (Broward County)

The 33060-33069 range spans Pompano Beach and, further inland, parts of Coral Springs, Coconut Creek, Parkland, North Lauderdale, and Margate. Each row names its town so the median is not misleading. ZIPs 33060 and 33061 are excluded: Redfin published only an average house price near $403,000 for 33060 (June 2026), with no median, days on market, or sale-to-list ratio, and 33061 is a post-office ZIP with no residential sales reporting.

ZIP / town Median sale price Year over year Days on market Sale-to-list
33062 / Pompano Beach $567,000 +24.7% ~104 (median) 94.1%
33063 / Pompano, Margate $265,000 -11.5% ~112 n/p
33064 / Pompano Beach $415,000 +18.5% ~86 95.2%
33065 / Coral Springs $501,000 -17.2% ~66 n/p
33066 / Coconut Creek $210,000 -6.7% n/p n/p
33067 / Coral Springs, Parkland $758,000 +6.7% n/p n/p
33068 / North Lauderdale, Margate $375,000 -1.3% n/p n/p
33069 / Pompano Beach ~$229,000 n/p ~88 (average) 95.7%

Source: Redfin ZIP housing-market pages and Redfin market-trends widgets, researched October 16, 2026. Windows: three months ending April 2026 for 33062 (138 sales); March 2026 monthly for 33063 (115 sales); three months ending July 2026 for 33064 (258 sales); the ZIP page's 2026 last-month or last-three-month windows for 33065 through 33068; and Redfin's September 2026 market-trend snapshot for 33069 (median near $229,000, about 88 average days on market, 95.7% sale-to-list). Redfin's 33069 ZIP page, which captures a different window, showed a lower monthly median near $200,000 with a 25.4% year-over-year decline; because Redfin's two windows disagree, no year-over-year figure is stated for 33069 rather than risk a misleading comparison. Sale-to-list for 33063, 33065, 33066, 33067, and 33068 was not published in the sources reviewed.

What it means for sellers: This is the buyer-leaning leg of the report. Homes sold below list almost everywhere in this range, and days on market ran long, so pricing against recent closed sales from day one and presenting the home well matter more than a high initial list price. The coastal 33062 and 33064 ZIPs are the premium products; the inland band includes large 55+ and multifamily communities with lower medians and the most negotiation.

What These Trends Mean for Sellers

A few honest observations from the verified figures above, with no promises attached:

  • ZIP medians are snapshots, not prices for your home. They describe one window of closed sales across all property types. Your street, building, condition, and timing decide the actual number.
  • Blended medians can mislead. A ZIP full of condos (33445, 33484, much of the 33060s band) shows a lower median than a single-family seller should expect. Compare like with like: houses to houses, condos to condos.
  • Sale-to-list below 96% means buyers negotiate. In most ZIPs in this report, homes closed at 93% to 96% of list. Overpricing simply creates a reduction cycle that feeds the discount.
  • Long days on market is a pricing and marketing signal, not a verdict. It reflects where most listings start, not what a well-priced, professionally presented home can do.
  • Year-over-year changes describe the past window. The next sale in your ZIP depends on current inventory, financing costs at that moment, and your particular property. None of these figures guarantees an outcome.

How accurate is a ZIP median for your home?

Useful for direction, not for precision. A ZIP median is the middle of a wide range: in 33487, for example, the median of about $812,000 came with a 93.2% sale-to-list ratio and roughly 102 days on market, which describes a negotiating market even at a high price point. The reliable way to price a specific home is a comparative market analysis built from recent, similar sales in the immediate area. ZIP data sets expectations; comparable sales set the price.

Sources and Method

All figures in this edition were verified from the following public sources on October 16, 2026:

  • Redfin ZIP housing-market pages (redfin.com/zipcode/XXXX/housing-market) for 33444, 33445, 33483, 33484, 33431, 33432, 33433, 33434, 33486, 33487, 33496, 33426, 33435, 33436, 33437, 33062, 33063, 33064, 33065, 33066, 33067, 33068, and 33069: median sale prices, year-over-year changes, days on market (median or average as published), and closed-sale counts, each on the window noted in its table.
  • Redfin market-trends widgets on Redfin listing pages in the covered ZIPs (snapshots last updated September 2026, and June through September 2026 where noted): sale-to-list ratios.
  • Orchard.com 30-day market report for Delray Beach 33483: $1,100,000 median and about 82 average days on market, cited alongside the Redfin window.

Every figure above carries the source and time window it came from. ZIPs without a verifiable median sale price, days on market, or sale-to-list ratio for this edition were omitted (33060, 33061) or marked n/p rather than estimated. Redfin's ZIP pages refresh monthly on rolling windows, so windows differ by ZIP and by snapshot; the table notes say exactly which window each figure reflects. Figures may be revised by the sources, and no figure here is a forecast or a guarantee.
