South Florida Seller Market Update: September 2026

This is the September 2026 edition of this site's monthly market update for sellers in Delray Beach, Boca Raton, Boynton Beach, and the surrounding South Florida communities. It compiles the most recent verifiable figures from August 2026 market reports, so you can see where prices, inventory, and buyer activity stand before you decide how to price and position your home. This update supersedes earlier market figures published across this site. Figures shift month to month, and past performance is not a guarantee of what your home will sell for.

What the Latest Numbers Say

The most current county-level figures for Palm Beach County come from August 2026 closings, published in mid-September 2026. Here is the short version for sellers:

  • Active inventory: 10,115 active listings countywide at the end of August 2026, down 20.1% year over year.
  • Months of supply: about 3.5 months for single-family homes in August 2026, down about 33% from a year earlier. Condos and townhomes ran closer to 7 months of supply.
  • Sale-to-list ratio: sellers received a median 95% of their original list price on single-family homes, and about 93% on condos, in August 2026.
  • Price reductions: roughly 23% of Palm Beach County listings carried a price cut in active-market data for August 2026.
  • Mortgage rates: the average 30-year fixed mortgage stood at 7.03% in the Freddie Mac survey released September 24, 2026, up from 6.95% the prior week and 6.30% a year earlier.

Taken together, these numbers describe a market with less inventory on the market than a year ago, single-family homes selling close to their list prices, and financing costs that keep some buyers cautious. That is a different picture from a deep buyers' market, and it matters for how you price and market your home.

Delray Beach

Redfin's Delray Beach housing market data, covering the three months ending May 2026, reported a median closed sale price of $545,000 citywide, up 4.7% year over year. Homes spent a median of about 90 days on the market, compared with about 87 days a year earlier. The city guide's overall median, which includes condos and co-ops, was about $520,000, with a condo and co-op median of about $248,250.

What this means for sellers: single-family demand in Delray Beach has kept prices moving up, but the market is not as frenzied as it was a few years ago. Buyers are comparing listings carefully, and homes that are priced against real comparable sales and marketed professionally tend to move faster than the citywide median suggests.

Boca Raton

Redfin's Boca Raton market data, covering the three months ending August 2026, reported a median sale price of about $854,000 with an average of about 79 days on market. Published figures vary by source and by property mix: the all-property median across homes, condos, and townhomes came in around $675,000 in August 2026 aggregator data, while the single-family median runs well above the all-property median.

The takeaway for sellers is that Boca Raton is not a single market. Gated communities, waterfront properties, and neighborhoods near Mizner Park behave very differently from mid-priced condos. A price that looks correct for one pocket of Boca can be far off for another, which is why a CMA built from your specific neighbors' recent sales matters more than a citywide median.

Boynton Beach

MLS-based statistics published September 15, 2026 reported a median sold price of $567,500 for single-family homes in Boynton Beach for August 2026, up 11.3% year over year. There were 426 single-family homes on the market as of that date, about 2.9 months of supply, plus roughly 700 condos and townhomes. Aggregators that blend condos into the count show a lower overall median, around $425,000 for August 2026, with average days on market in the low-to-mid 70s.

For sellers, Boynton Beach remains one of the more affordable single-family entry points in the coastal corridor, and single-family inventory is relatively tight. That said, the condo segment carries more supply, so condo sellers should expect a longer timeline and more negotiation.

What This Means for Sellers

A few honest observations based on the August 2026 data, with no promises attached:

  • Single-family inventory is tighter than it was a year ago. That favors sellers who price correctly from day one and market aggressively in the first weeks.
  • Sale-to-list ratios in the mid-90s do not guarantee you full asking price. They simply show that well-priced homes in the county are selling close to where they are listed. Overpriced listings still sit and then get reduced.
  • Rates matter. With the 30-year fixed near 7%, financed buyers are payment-sensitive, so condition, concessions, and professional presentation can be the difference between a quick sale and a slow one.
  • Every neighborhood is different. Citywide medians are a useful starting point, not a price for your home. Only a comparison of recent, similar sales in your immediate area tells you where your listing should start.

If you are thinking about selling, the single most useful next step is a free, no-obligation market analysis for your specific property and neighborhood. Numbers like the ones above set the stage, but your home deserves its own look at the comparable sales, active competition, and buyer activity that currently surround it.
